Today, the sports and recreation industry is larger and more influential than ever. From youth leagues to professional organizations, it shapes our culture, lifestyle, and even national identity. While the industry has experienced tremendous growth, the facilities that support teams and clubs have often lagged behind in meeting increasing demand, thus creating development opportunities. These venues, when thoughtfully integrated into mixed-use destinations, can become dynamic 24-/7, year-round destinations. This masterclass will explore two case studies that highlight contrasting real estate contexts. 

Our first case study will focus on regional malls, which have shifted away from department stores as demand drivers. Instead, they are incorporating experiential uses, including sports venues that increase both foot traffic and dwell time. A prime example is Northgate Station in Seattle, which added an Iceplex as part of its broader redevelopment strategy. 

Our second case study reviews how professional franchises are returning to urban downtowns to capitalize on population densities, robust transportation, and existing infrastructure. The District Detroit illustrates this trend. Anchored by Comerica Park and Little Caesars Arena, the development has evolved organically by linking the two venues with a walkable district, featuring a both new and restored buildings that support a blend of mixed-uses.
