New Experiences Add to the Fun at FlatIron Crossing

December 10, 2025

Macerich’s FlatIron Crossing in fast-growing Broomfield, Colorado, is evolving with new experiences — both inside and outside. The property is undergoing an exciting redevelopment to add a new outdoor dining and entertainment hub and deliver a fresh slate of top retail names to this regional destination that is a well-loved community cornerstone.

Adding notable new restaurants and destination entertainment is a proven Macerich formula for heightening success, driving traffic and making strong retail properties even better. This winning strategy — centered on consistently bringing newness and top-drawing, in-person experiences — is on full display at FlatIron Crossing.

HiFi is on the Rise

Now under construction adjacent to the enclosed center, HiFi at FlatIron Crossing is a 25-acre mixed-use hub for “all things fun.” Set to open in phases beginning in 2027, HiFi at FlatIron Crossing will feature 90,000 square feet of new retail and dining, anchored by the 40,000 square-foot “eatertainment” concept Pindustry, and complemented by Novel HiFi’s 347 multifamily residential units. Original property anchor AMC Theatres will continue to be an important part of the redevelopment. Lush green spaces for concerts, fitness classes and more will add to the year-round energy at this exceptional property in fast-growing Broomfield, located between Denver and Boulder.

“People today are seeking out special experiences where they can make memories, in addition to finding their favorite stores at Macerich’s best retail properties,” said Kim Choukalas, senior vice president of leasing for Macerich. “At FlatIron Crossing, HiFi combines with our powerful indoor destination to bring shoppers exactly that — and more food-and-beverage, more entertainment and more fun means more engagement.”

Just In: Two New Restaurants Coming to HiFi

FlatIron Crossing just named two exciting new dining concepts for HiFi: Colorado’s first-to-market Memoir – An American Grill and North Denver’s first Blue Sushi Sake Grill.

Omaha-based Flagship Restaurant Group selected HiFi at FlatIron Crossing for both its Memoir – An American Grill and Blue Sushi Sake Grill concepts, thanks to the property’s outstanding location in Broomfield — and because it is a proven draw for the trade area.

“Memoir was built to feel both new and familiar — a place to create and revisit great memories,” said Nick Hogan, co-owner of Flagship Restaurant Group, the team behind Blue Sushi Sake grill, PYRO, Palma and Clio. “Bringing that warmth and creativity to HiFi is an exciting next chapter for our team.”

Memoir – An American Grill, blends grilled classics, modern comfort food and thoughtful design into an approachable yet elevated dining experience. As a celebration of connection — where stories are shared over flame-seared dishes and crafted cocktails — the open-hearth kitchen and central bar invite conversation, while the menu showcases reimagined American favorites alongside sustainably sourced seafood and sushi selections that reflect Flagship’s Conscious Earth mission. With its inviting atmosphere, neighborhood-driven energy and focus on hospitality, Memoir is set to complement HiFi’s exciting mix of food, entertainment and lifestyle brands.

Flagship Restaurant Group is also expanding its signature brand, Blue Sushi Sake Grill, to HiFi at FlatIron Crossing, marking another milestone for the beloved, sustainability-driven concept known for its vibrant dining experience and responsibly sourced seafood with 20 locations nationwide. The restaurant will offer a lively, social space where guests can enjoy a mix of creative sushi, craft cocktails and shareable plates in a colorful, modern setting.

“FlatIron Crossing’s new HiFi district perfectly aligns with Blue Sushi’s energy — dynamic, youthful, and experience-driven,” said Anthony Hitchcock, CEO and co-owner of Flagship Restaurant Group. “We’re excited to bring our signature sushi and spirited hospitality to the Broomfield community.”

Guests can expect Blue Sushi’s famous all-day, every-day happy hour, playful atmosphere and a modern design that merges Japanese-inspired motifs with the brand’s vibrant personality.

Pindustry, named earlier this year as HiFi’s first “eatertainment” anchor, will be a large-scale entertainment venue, restaurant and bar, offering live music every Friday and Saturday night inside, as well as a large outdoor event space for live music seasonally. Pindustry also will offer a massive rooftop patio, the SkyDeck, featuring room for 500 guests to enjoy the expansive open-air views of the Flatirons, , the dramatic slanted sandstone peaks just west of Boulder. Total capacity for Pindustry at HiFi is 1,200 guests, with countless offerings that are ideal for large events and celebrations.

The Centennial, Colorado-based entertainment company is currently earning rave reviews for its dynamic combination of bowling, vintage gaming, food, cocktails and live music. Pindustry at HiFi at FlatIron Crossing will be the second location for this popular concept.

Exciting Leasing Momentum Inside the Center

Leasing momentum inside at FlatIron Crossing is tremendous, with a whole slate of new and expanded stores opened this year. The roster now includes new stores for Anthropologie, Lego, Offline by Aerie and SweetPlay, Colorado’s best indoor playground for kids of all ages. Other newly opened locations include an expanded flagship for Victoria’s Secret, an expanded prototype and permanent location for Lululemon, plus an expanded location for Bath & Body Works. Coming to FlatIron Crossing in 2026: Abercrombie & Fitch, Garage and Levi’s.

Today FlatIron Crossing is a major retail property with more than 175 popular retailers including Apple, Dick’s Sporting Goods, Dillard’s, Macy’s, AMC Theatres, Lululemon, Crate & Barrel, Pottery Barn and Williams Sonoma.

Key enhancements that elevate the shopper experience also are happening inside the property. Recently, FlatIron Crossing repainted the entire interior and upgraded some furnishings and flooring, with more updates to come.

“At FlatIron Crossing and across the Macerich portfolio, we continue to add new, immersive experiences that engage and delight shoppers, which increases dwell time on site and benefits our retail partners overall,” said Macerich’s Choukalas. “We are excited to expand on our strong leasing momentum and announce new anchor tenants for FlatIron Crossing in 2026.”
