A Buffalo mall reimagined as mixed-use, plus 9 more developments to watch

T.J.Maxx will move into a 26,000-square-foot space at Cafaro’s Sandusky Mall in Sandusky, Ohio, once occupied by Macy’s. T.J.Maxx will relocate within the property to gain an exterior entrance. Cafaro will add a $13 million, 113-unit residential complex to the property, whose anchors include Five Below and Hobby Lobby.

City officials approved TREH Partners’ plans to develop a 20.4-acre, commercial and residential complex called Greenspot Crossings in Highland, California. The project will include a 37,000-square-foot anchor store, a 19,000-square-foot major store, two 6,000-square-foot stores, three 3,000-square-foot stores with drive-thrus, a 2,024-square-foot store, 362 parking stalls, two outdoor dining plazas and 11,877 square feet for a gas station, convenience store and car wash. The residential complex will include 200 multifamily units. Construction will begin next year.

Hallandale Beach, Florida’s Atlantic Village is adding a six-story medical office tower with a rooftop restaurant and ground-floor restaurants. The first phase opened in 2018, and development is in the third phase. The new building — whose tenants also will include a nail salon, skin care business, dental office, primary care office and language academy — is expected to open by early 2022.

Over 10 years, Uniland Development Co. and Mountain Development Corp. plan to carve up Buffalo, New York’s 100-acre former Eastern Hills Mall into 1,000 apartments, 1 million square feet of office, a brewery, restaurants with patios and one hotel. The developers have downsized the $250 million project slightly due to the pandemic, cutting one hotel and reducing retail from 20 percent of the project to 10 percent. The developers expect to break ground in the second half of 2022.

Burk Collins & Co. broke ground on the 221,652-square-foot Shops at McAlester power center in McAlester, Oklahoma. Tenants will include Burkes Outlet, FFO Home, Five Below, Hobby Lobby, Marshalls, Ross Dress for Less, and T.J.Maxx. It’s scheduled to open by February.

A climate-controlled, indoor drive-thru self-storage center will move into the former Macy’s at Lakeview Square Mall in Battle Creek, Michigan. Meanwhile, local supermarket Horrocks Farm Market will move its store from downtown Battle Creek into the mall’s former JCPenney.

Lightstone wants to redevelop its enclosed St. Augustine Premium Outlets in St. Augustine, Florida, into a mixed-use center called the St. Augustine Center. The redeveloped property would include 350 multifamily units, as much as 99,500 square feet of retail and commercial space and 300,000 square feet of light industrial. A movie theater and 400 hotel rooms also could be included.

Federal launched construction on a $5.7 million redevelopment of its 134,000-square-foot Hauppauge Shopping Center, in Hauppauge, New York on Long Island. It expects to complete the project by the holidays. Improvements include outdoor restaurant seating, new signage, locally inspired graphics, new facades, expanded sidewalks and outdoor common area seating. The center will remain open throughout the project. ShopRite and Panera anchor the center.

Officials in Obetz, Ohio, south of Columbus, authorized an agreement between the village, CBRE and Casto to develop commercial and retail space on 18 acres. Casto plans to bring in restaurants, multiuse tenants, hotels, retail commerce and office.

At the 40 percent vacant, 374,000-square-foot Promenade Shops at Evergreen Walk in South Windsor, Connecticut, Charter Realty & Development will replace 53,000 square feet with a 50,000-square-foot Whole Foods.
