$163.1 million— Retail Properties of America will acquire One Loudoun Downtown, in Washington, D.C., for up to $163.1 million, based on certain performance thresholds. The sellers are Miller & Smith and North America Sekisui House. The acquisition will be closed in phases, with the first phase, representing a purchase price of up to $125 million, expected to close by the end of 2016. The remaining phases, representing an aggregate purchase price of up to $38.1 million, are expected to close throughout the first three quarters of 2017 as the seller completes construction on stand-alone buildings at the center, which is anchored by Alamo Drafthouse Cinema, The Fresh Market, Great Gatherings and The Fitness Equation. The first phase amounts to 342,000 square feet, comprised of 236,800 square feet of retail and 105,200 square feet of office. The remaining phases are currently under development and are expected to contain 78,300 square feet of retail and 46,300 square feet of office. One Loudon Downtown is the retail component of a 360-acre, planned community called One Loudon, in Ashburn, Va.
$81 million — Sterling Organization, of Palm Beach, Fla., paid $81 million for Park North, a 635,400-square-foot power center in San Antonio consisting of 17 retail buildings on nearly 46 acres. Park North is 73-percent-occupied and anchored by Alamo Drafthouse Cinema, Cost Plus World Market and Target. There is also a 214,000-square-foot Sears at the property, which was not included in the transaction. Park North was redeveloped into a power center in 2008 after a demalling of Central Park Mall.
$47 million — Bourn Cos. LLC sold the 139,000-square-foot Wilmot Plaza, in Tucson, Ariz., to DSW Wilmot Plaza LLC, for $47 million. Dick’s Sporting Goods and DSW anchor the center.
$33 million — Mason Asset Management and Namdar Realty Group, both of Great Neck, N.Y., paid $33 million to a special servicer for Merritt Square Mall, an 811,300-square-foot regional mall in Merritt Island, Fla. The mall’s anchors are Cobb Theatres, Dillard’s, JCPenney, Macy’s and Sears.
$30 million — A joint venture between Mattone Group LLC and Gartenstein Properties, both of New York City, paid G&S Investors, of Port Chester, N.Y., $30 million for ShopRite at Bay Shore (N.Y.), a 60,000-square-foot single-tenant retail property on Long Island.
$27.3 million — Tampa, Fla.–based Cardinal Point Management LLC paid RR Tampa LLC and Site Harvest LLC $27.3 million for TriPointe Plaza, a 71,700-square-foot mixed-use development in Tampa’s Westshore submarket, comprising ground-floor retail within a four-story office building with a parking garage and a freestanding restaurant.
$15.9 million — Coconut Grove, Fla.–based Terra paid $15.9 million for a site in Pembroke Pines, Fla., where it will build a 47-acre mixed use project comprising 300,000 square feet of lifestyle-oriented retail, restaurant and entertainment space along with 385 apartments. This acquisition covers the project’s 17.2-acre first phase consisting of 200,000 square feet of Publix-anchored retail, scheduled to open next year.
$11.45 million — 30 West Pershing LLC bought the 82,489-square-foot Regal Streets of Indian Lake Stadium 16 &IMAX movie theater, a portion of the 249,121 square-foot Streets of Indian Lake shopping center, fromU.S. Properties Group Indian Lake LLC, for $11.45 million.
$8 million — MPG Kernersville sold a 55,000-square-foot Hobby Lobby store, in Arden, N.C., to Bayrock Ringling Exchange, for $8 million.
$3.5 million — Vishal Dacula LLC, of Norcross, Ga., paid $5.4 million for Dacula (Ga.) Family Festival, a 54,000-square-foot center, and $3.5 million for Midway Family Festival, a 62,400-square-foot center in Cumming, Ga. The seller for both was the Atlanta-based Shopping Center Group.
