€3.3B Wembley Park plan unveiled

Property developer Quintain unveiled a £3 billion plan to add retail and leisure attractions as part of the massive regeneration of London’s Wembley Park. The redevelopment will see independent shops, restaurants, working spaces for startup companies and artists’ studios, among other components.

The development will comprise 500,000 square feet of retail and leisure space; 633,000 square feet of grade-A office space; and 7,000 new homes for 20,000 residents. The project is scheduled to be fully completed in 2027.

This 85-acre site, which surrounds the iconic stadium, will be divided into four districts: The Boulevard will offer retail and dining; The Village will feature independent operators; White Horse Square will contain convenience retailers and cafés; and The Park will provide a 7-acre green space devoted to health and well-being. 

The Wembley Park vision reflects a seismic shift that is under way in city living owing to national property prices, changing lifestyles among Millennials and a new mindset about ownership of such things as cars. "Generation Rent" is moving towards social spaces and shared facilities. Rather than residents staying, isolated, in the sitting room of their flats watching TV, studying or chilling with friends, now local retail and leisure are replacing that sitting room — bringing residents out of their homes and into the community.

“While greater use of social spaces is happening in pockets, such as Brixton, with individual cafés and one-off shops, Wembley Park puts this vision at the core of our ambition right across the site,” said Matt Slade, retail director at Quintain, in a prepared statement. “This is one of the first times in the UK that shared spaces have been at the heart of the thinking on such a massive scale. We’re also creating facilities for the creative arts to flourish and for start-up businesses to prosper.”

There are also plans for a National Health Service centre, a school, a library and a theatre.

Most of the retail and leisure is to be completed in 2020, with about 40 new shops, restaurants and services complementing the current and proposed retail offers at the nearby London Designer Outlet, which attracts 7 million shoppers annually. Additionally, Boxpark Wembley, the third and largest in London, will feature an additional 27 independent dining restaurants, bars and cafés when it opens this summer.

“We expect to attract footfall of over 20 million a year and a projected annual retail spend of £328 million, which is more than Camden, London Victoria or Ealing Broadway,” Slade said. “The additional retail and leisure space will help cement Wembley Park’s fast-growing status as an exciting new destination to rival the very best areas of London. We’ll be ready to serve the neighbouring residential and working population in the immediate area as well as the wider, affluent catchment. With excellent communications links to central London [and] the Home Counties as well as domestic and international tourists, we’re sure we’ll have something for everyone.”
