The properties total roughly 220,000 square feet and operate under the Carrs-Safeway and Pavilions supermarket flags.

• An affiliate of U.S. Realty Partners, Inc. paid Jade Enterprises $56.6 million for Murrieta Town Center, a 334,939-square-foot, community shopping center in Murrieta, Calif., tenanted by Burlington, Rite Aid, Ross Dress for Less, Marshalls, Famous Footwear, Dollar Tree and Sizzler.

• Exclusive Management and Properties paid $23 million for the 560,000-square-foot ViaPort Florida (formerly Lake Square Mall), located in in Leesburg, Fla., and anchored by Sears and Belk.

• RealtyLink paid Retail Properties of America about $10.7 million for Five Forks Shopping Center, a 70,180-square-foot, fully leased, neighborhood shopping center with a BI-LO anchor, in the Greenville-Spartanburg community of Simpsonville, S.C.

• A freestanding, 52,000-square-foot Super Giant grocery store and gas station in Millsboro, Del., sold for about $10.2 million. Marcus & Millichap represented the seller, a Delaware-based development company. The buyer is a publicly traded REIT.
