Private equity real estate investment firm Sterling Organization acquired the 76,800-square-foot Margarita Plaza, in Huntington Park, Calif., near downtown Los Angeles, from private investors. The 93 percent–occupied property is anchored by a 43,350-square-foot Food 4 Less.

A private investor bought a 39,300-square-foot landmark building in Pasadena, Calif., partly leased to Walgreens until 2027, from Aegon USA Realty Advisors. A dental practice occupies the basement. Hanley Investment Group stood in for the seller, while Realty Advisory Group represented the buyer.

Namdar Realty Group acquired Wiregrass Commons Mall, a 634,450-square-foot center in Dothan, Ala., from Farallon Capital Management. Belk, Burlington, Dillard's and JCPenney are anchors.

Longpoint Realty Partners acquired Mallory Corners, a 70,000-square-foot community shopping center in the Nashville, Tenn., suburb of Brentwood, from the estate of Charles S. Ackerman. Barnes & Noble and Electronic Express anchor the 96 percent–occupied center. Holliday Fenoglio Fowler marketed the property on behalf of the seller.

Adam Group purchased the Pewaukee (Wis.) Plaza, a 69,500-square-foot center with an Ashley HomeStore among its tenants, from MLG Capital.

Layland LLC bought the Bluebonnet Crossing Shopping Center, a fully occupied, 14,400-square-foot property in Baton Rouge, La., consisting of three buildings. The seller was Fort Lauderdale, Fla.–based Bluebonnet Crossings Retail Ltd.

A 1031 exchange investor acquired a newly constructed, 7,500-square-foot, freestanding property occupied by Dollar General, in Natchitoches, La., from a local developer. Fifteen years remain on the lease. The Boulder Group represented the seller.
