ICSC Offers Students Virtual Education Series to Learn Fundamentals of Marketplaces Industry

ICSC continues to help the next generation of marketplaces industry executives learn the foundational skills they will need to excel today.

The organization has launched ICSC Retail Real Estate Modeling, a virtual educational program exclusively for student members that features 10 courses focused on building knowledge and skills essential for careers within multiple business aspects of retail real estate.

The program explains the fundamentals of how commercial property owners and tenants in the marketplaces industry calculate the value and income flow of their properties, how they finance deals, and ultimately how they make money.

“This comprehensive program will provide all the skills necessary to create and understand retail real estate financial models and underwrite retail assets,” said Michael Belasco, one of the program’s instructors and cofounder of AdventuresinCRE (A.CRE), ICSC’s partner in producing the series.

The program provides students the ability to not only effectively build and vet valuation models, but also to become proficient using and understanding widely used third-party platforms such as Argus, he added.

ICSC Retail Real Estate Modeling includes more than 100 lessons that use a mix of media from downloadable Excel and PDF files to videos to case study-based quizzes. The menu of topics covered includes: Anatomy of the Real Estate DCF; Calculating Key Retail Metrics; The Retail Income Statement; Modeling Long-Term Retail Leases; Nuances of Retail Underwriting; Modeling Retail Real Estate Debt; Modeling the Retail Equity Waterfall; Building a Retail Acquisitions Model; and Building a Retail Value-Add Model.

ICSC student members are able to sign up at a significantly discounted rate of $100, and participants will have access to the program for two years. ICSC and A.CRE will jointly issue a certificate of completion to students who have completed the program.

The ICSC Retail Real Estate Modeling program will open for enrollment during the first week of each month. The first period opened Monday and lasts through June 12.
