Houston’s Memorial City Mall to Be Reinvented, Tanger Breaks Ground in Nashville and 4 More Projects

Buckeye, Arizona: DMB Associates, master developer of the 8,800-acre master-planned community Verrado, is partnering with Phoenix-based Vestar to develop a $125 million shopping center called Verrado Marketplace at the community’s entrance. Construction will kick off by the middle of 2023, and the center will open during the third quarter of 2024.

Moreno Valley, California: City officials want to remodel the Moreno Valley Mall from the inside out, leaving JCPenney and Macy’s standing while demolishing the empty former Gottschalks and Sears stores to make way for smaller buildings to house multiple small tenants. If approved, groundbreaking could commence early next year.

Antioch, Tennessee: Tanger Outlets broke ground on Tanger Outlets Nashville. The 290,000-square-foot center is scheduled to open this fall. It’s part of Century Farms — a 300-acre campus that will include office, retail, medical office and a freestanding emergency room.

Dallas: JAH Realty plans to transform a portion of the Tom Thumb-anchored Lake Highlands Village shopping center into a mixed-use property with 85 townhomes by 2025. Once construction is complete, the development is expected to have 5.5 acres of residential space and 15 acres of retail.

Houston: MetroNational plans to convert part of the former 1.7 million square-foot Memorial City Mall into Memorial Town Square, a 27-acre, 190,000-square-foot retail center that will start construction in 2023 and open in 2025. The property will be part of a 300-acre master-planned community that will include multifamily, an office tower and creative office and co-working spaces. Approximately 35% of the project will be food-and-beverage.

Seattle: Hudson Pacific Properties plans to spend $260 million to convert most of the retail in downtown’s 340,000-square-foot, five-level Pacific Place mall into office.
