5 retail spots going self-storage, 1 storage facility going mixed-use and 12 more developments

Self-storage operators want to move into vacant Wisconsin ShopKo department stores. True Storage wants to redevelop a vacant Shopko in Fort Atkinson into a climate-controlled self-storage facility. In Marshfield, Secure Storage has proposed a 1,018-unit storage facility on the site of a Shopko that’s been empty since 2019. Officials are considering zoning changes to accommodate those redevelopments. And in Suamico, Urban Storedge has the green light to develop 415 self-storage units behind 20,000 square feet of retail in a former Shopko.

Self-storage operators are taking on vacant mall space, too. Star Battle Creek LLC is converting a former Macy’s at Lakeview Square Mall in Battle Creek, Michigan, into a 100,000-square-foot self-storage facility. And Star Development Group is converting a former Sears at Hickory Ridge Mall in Memphis, Tennessee, into 128,000 square feet of self-storage.

L&L Holding Co. and Columbia Property Trust closed on $1.25 billion in construction financing for the redevelopment of New York City’s 550,000-square-foot Terminal Warehouse, which most recently served as a self-storage facility. Terminal Warehouse, which will become a 1.2 million office and retail complex, occupies an entire Manhattan block from 11th to 12th avenues and from 27th to 28th streets. The project is estimated to be completed in 2023.

White Development Co. broke ground on Shops at Scottsboro in Scottsboro, Alabama. Publix will anchor the center with a 46,000-square-foot store. The tenant lineup also includes a 20,000-square-foot T.J.Maxx and a 9,500-square-foot Pet Depot. Grand opening is set for September 2022.

Leeland Ventures began construction on the $3.8 million, 10,000-square-foot Leeland Plaza in Hampton Cove, Alabama. Dunkin’ will anchor the center. Other tenants will include Asian Express, Champs Cuts and a national physical therapy practice.

A new Ford automotive dealership will move in to the 112,000-square-foot former Virginia College space at the 290,000-square-foot Palisades shopping center in Homewood, Alabama. The community college shuttered in 2018.

The developers of the 74-acre Tower Center in Gypsum, Colorado, plan to cut the planned commercial space by 517,000 square feet in favor of adding 511 residential units. The revised proposal includes 176,000 square feet of commercial space.

Officials in Dover, Delaware, amended the local zoning code to permit distribution and warehouse use in regional shopping centers. The new language affects only the 554,000-square-foot Dover Mall, where Macy’s is converting its anchor store into a distribution hub for online sales that will not sell merchandise.

Sembler began construction on the 65,187-square-foot, Publix-anchored Treaty Oaks Marketplace in St. Augustine, Florida. The site includes four outparcels.

Officials in the Atlanta suburb of Dunwoody, Georgia, will rezone the city’s 160-acre central village to attract development that feels more like a city center. The new Dunwoody Village master plan calls for four existing strip centers to transition into a more walkable downtown district with interconnected mixed-use projects in taller buildings. The first project, Dash Hospitality Group’s $3 million Village in Dunwoody — four restaurants, a bar and a courtyard for concerts — breaks ground in September.

A 38,000-square-foot Amazon Fresh grocery store will anchor Tucker Development’s 80,000-square-foot District 1860 redevelopment, scheduled to break ground this year in Lincolnwood, Illinois. The project, set to open in 2023, will include restaurants, retail and 300 luxury apartments. The developer canceled plans to include a 200-room redeveloped Purple Hotel that would have honored the site’s famed mid-century Hyatt House hotel.

Officials in Grand Haven, Michigan, hope to convert Chinook Pier into a year-round leisure destination with dining and retail on the shores of Lake Michigan. Plans are underway to convert the local power company’s former diesel plant into a mixed-use complex with hotel and office. The city council has approved a waterfront redevelopment master plan and issued requests for proposals.

Developers will spend $6 million to $7 million to convert the former Southmoor Plaza retail strip in Moorhead, Minnesota, into Southmoor Square, which will link to a four-level, $17-million apartment complex called The Emery at Southmoor. The development team will demolish 20,000 square feet of the existing property to provide a new entrance to the residential development. CVS and Murphy’s Pub will remain. Completion is set for spring 2022.

RFLP Mountain Creek plans to build two four-story, 210-unit apartment buildings on the site of a vacant Bi-Lo shopping center in Waynesville, North Carolina.

Southlake, Texas’ Park Village has converted its former central fountain into a stainless steel, abstract sculpture by local artist Hunter Brown. The sculpture’s “aeronautical” design references the site’s history as a regional airport.
