5 retail developments to watch

The City of Huber Heights, Ohio, kicked off its redevelopment of the 60-year-old Marian Shopping Center into an urbanist complex called Southpointe Crossing that will include a library and other city services. The city hopes the project will spur new development in the area.

InvenTrust Properties will renovate its 231,058-square-foot, Publix- and Target-anchored Gateway Market Center in St. Petersburg, Florida. Construction is scheduled to begin in the first quarter of 2022, and the renovation will take 18 months. “This redevelopment will right-size retail stores, improve the connectivity within the site and provide numerous shopping center enhancements that elevate the overall customer experience,” said vice president of construction and development Dave Joss. The work will include the demolition of 60,000 square feet and the construction of two anchor-size buildings, three buildings for small-shop tenants and restaurants, and two outparcels. Additionally, the developer will rework circulation for better vehicular and pedestrian movement.

New small-shop space planned for St. Petersburg, Florida’s Gateway Market Center

CGI+ Real Estate Investment Strategies and Megdal Investments are transforming a 24,000-square-foot, single-tenant retail property in Los Angeles’ Los Feliz to accommodate a supermarket. Lazy Acres Natural Market, a division of Good Food Holdings, has signed a long-term lease for the property, previously occupied by Rite Aid. CGI+ has started renovations and will deliver to the tenant by the end of 2021. After reducing the building to its shell and core, CGI+ will add 8,500 square feet to increase the footprint by 30 percent. The firm then will create a new facade and install new electrical and plumbing systems.

A Lazy Acres Natural Market in Los Angeles

BTI Partners recently completed construction of Marina Landings, the 70,000-square-foot retail portion of the 52-acre Westshore Marina District in Tampa. The retail center’s first tenants, 2,400-square-foot wine bar and restaurant Cru Cellars and 1,270 square-foot surf apparel shop Sand Surf Co., recently opened. More tenants, including Duckweed Urban Grocery, Crave Beauty Spa, Salon Color Bar, Drnk Coffee + Tea and QWENCH Juice Bar will open soon. Westshore Marina District also includes luxury condos, waterfront walking trails and parks and a 150-slip, full-service marina.

M&M at Neptune LLC has demolished a vacant warehouse on the site of a former Neptune, New Jersey, Coca-Cola Co. distribution center to make way for an Aldi-anchored retail center called Marketplace at Neptune. The developer proposes to build an 8,000-square-foot retail store, a 20,442-square-foot discount supermarket, a 3,316-square-foot fast-food restaurant with a drive-thru lane and a 4,500-square-foot convenience store with six fuel pumps under a canopy.
