Sprouts Farmers Market opened a 23,293-square-foot grocery store at Sonoran Creek Marketplace, a 75,000-square-foot shopping center that Thompson Thrift is developing in Maricopa, Arizona. Thompson Thrift has signed or is negotiating leases for all the shop space and expects additional tenants to open by the end of the year. Committed users include ATI Physical Therapy, Brake Masters, Cold Beers & Cheeseburgers, Discount Tire, Filiberto’s Mexican Food, Jimmy John’s, The Joint Chiropractic, Mod Pizza, NextCare Urgent Care, State Farm, Supercuts, Thai Chili and Wynn Nails & Hair.
Urban Catalyst will convert a former movie theater complex in a San Jose, California, Opportunity Zone into a 100,000-square-foot mixed-use complex with 13,000 square feet of retail. Urban Catalyst acquired the three-level movie theater in 2019 and recently received a $56.2 million senior construction loan through investment group Rialto Capital. The developer expects to complete the project, to be called Paseo, in July.

A public-private alliance to turn the blighted South Nevada Avenue corridor in Colorado Springs, Colorado, into a retail and tourist destination has helped attract a Sprouts Farmers Market to The Equity Group’s 50,000-square-foot Creekside retail center.
In Hartford, Connecticut, Carlos Mouta will move forward with a $4.5 million second phase of his popular food hall Parkville Market. Phase 2 will add entertainment space and a rooftop bar. The city is providing funds to help the project.
Phillips Edison & Co. opened the Publix-anchored Shoppes of Lake Village, in Leesburg, Florida. The 48,387-square-foot center will feature additional national tenants like Advance Auto Parts, H&R Block, Dollar Tree and Wells Fargo. The center also is preparing to add Arby’s, Wings Ranch, Play It Again Sports, Mariner Finance and Sproutfitters Children’s Resale.
The city of Oakland Park, Florida, hired Colliers to find a developer for a mixed-use project with residential and commercial space on four acres of city-owned property that includes the current city hall, which will move into a different mixed-use complex.
Crosland Southeast and Nuveen Real Estate plan to transform 12 acres in Charlotte, North Carolina’s Plaza Midwood into a mixed-use complex called Commonwealth. Phase 1, which will kick off in a few months, will include apartments, an office tower and 100,000 square feet of retail and restaurants. It will open in spring 2024. Phase 2 will begin in 2023 and will include more office and a hotel to open in 2026.
The city council of Easton, Pennsylvania, chose City Center Investment Corp. as the preferred developer for its Pine Street garage site. The developer plans to replace the parking deck with a $70 million, seven-floor, 403,685-square-foot complex called The Marquis. The project will include 274 apartments, 6,192 square feet of first-floor retail and a new, 302-space parking deck to serve residents and the public.
Carolina Holdings will develop the 115,000-square-foot Cherrydale Market, in Greenville, South Carolina. Tenants will include Burlington, Chipotle, Five Below, Hobby Lobby, Panera and Ulta Beauty. The team includes Morrison Investment Group, McMillan Pazdan Smith Architecture, civil engineer CSS and general contractor Collins and Arnold. United Community Bank will provide the construction financing.
The Austin Urban Renewal Agency is soliciting proposals for development of a multistory, mixed-use development to be anchored by the new Kenny Dorham Museum, which celebrates the Black music history of Austin. Other uses that may be incorporated into the development are street-level retail; an outdoor performance space/amphitheater and green space; indoor performance space with a cafe and/or pub; rehearsal space; classroom, meeting room and conference space; shared work/office space for arts nonprofits; an art gallery; and residential units, especially affordable housing.
Fidelis broke ground on the 70-acre, H-E-B-anchored Market at Willis Shopping Center, set to open in 2022 in Willis, Texas. Phase 1 includes more than 200,000 square feet of retail, restaurant and service space. Phase 2 — with additional anchors, retailers, services and sit-down restaurants, as well as a 250-unit, three-level multifamily complex — is expected to begin construction in the third quarter of 2022.
