10 new developments to watch

City officials gave the green light for Atlantic Realty Acquisitions’ plan to redevelop the vacant Sprayberry Commons in suburban Atlanta. The company will convert the former mall in East Cobb, Georgia, into a mixed-use development that features 132 units of seniors housing, 102 townhomes and 34,000 square feet of retail that could include a grocery store.

The Mason City, Iowa, City Council approved a development agreement to transform Mason City’s Southbridge Mall into a family entertainment hub. Gatehouse Capital plans to invest at least $30 million in return for a 10-year property tax rebate of no more than $12.75 million. The project, expected to be complete by December 2022, will include replacement of the roof and complete renovation of the mall interior. The developer will rename the property and add a movie theater, a bar and sports hall of fame involving The University of Iowa Hawkeyes sports broadcaster Gary Dolphin, go-kart tracks, a bowling alley and a brewery/beer garden. Gatehouse Capital also is developing a hotel nearby and will build a connector between the two properties.

Lion Industrial Trust aims to build three warehouses with a combined 1.9 million square feet at Burlington Township, New Jersey’s former Burlington Center. The proposal also calls for more than 100,000 square feet of retail, restaurants and medical office in eight buildings, down from the more than 850,000 square feet of retail at the long-vacant mall. The project, known as The Crossings, is up for review by the township’s planning board.

Mixed-use developer Billingsley Co. acquired a 238-acre parcel along U.S. Route 75 and State Highway 121 in Allen, Texas, a northern suburb of Dallas, from Howard Hughes Corp., which had planned a $1 billion mixed-use project called Monarch City. The city already had approved zoning for 10 million square feet of office, residential, retail and hospitality. Howard Hughes acquired the property, called Allentowne, in 2006 from General Growth Properties, since acquired by Brookfield.

An undisclosed buyer is in discussions to reposition the 160,000-square-foot, two-level former Macy’s at Seminole Towne Center north of Orlando into a mixed-use building. The first level would feature medical tenants, and the second floor would house a classic car museum and lounge.

Pebb Enterprises and Banyan Development acquired 15 acres for the development of a 71,000-square-foot, grocery-anchored shopping center called Shoppes @ the Heart of Tradition within the master-planned Tradition community in Port St. Lucie, Florida.

DLC Management Corp. is seeking approval from local officials to sell as many as 15 parcels at its Randhurst Village shopping in Mount Prospect, Illinois, to fund redevelopment of the mixed-use center’s former Carson’s anchor store for new tenants.

Fuqua Development is on track to transform downtown Jacksonville, Florida’s iconic, 54-year-old Florida Times-Union office and production site into One Riverside, a mixed-use property with retail, restaurants, office and apartments.

InvenTrust Properties has begun a renovation of Orlando’s Suncrest Village. Construction on the 93,358-square-foot shopping center will take 12 months. The work will include replacement of the Publix with a larger prototype. Other facades will receive new paint and lighting. Additional renovations include replacement of the mission tile roof, landscaping improvements, and green trellis areas with accent lighting. InvenTrust has added LED lighting to the parking lot, and during demolition, reusable materials will be sorted and reclaimed to reduce landfill waste. Block Real Estate Services is updating the exterior of its 181,974-square-foot Westowne Center in West Des Moines, Iowa. The renovation inreases the individuality of each storefront and coincides with the opening of Floor & Decor, which is replacing the former Gordmans anchor. Other tenants include Michaels and Dollar Tree.
